The Ground Report is a risk and liabilities report designed to enable property professionals to better identify, manage and resolve ground and environmental hazards. The Ground Report satisfies recent new best practice guidance on mining and natural ground perils, published by The Law Society. Using the unique UserKey, the Ground Report translates the risk from all mining activity, subsidence, sinkholes, radon, fracking, mineral planning activity and many more ground perils to enable property purchasers and property professionals alike to better understand the ground. Additionally, the Ground Report includes an integrated official Terrafirma CON29M (2018).

Overview

Terrafirma offer a suite of further actions to ensure the client is properly informed and diligent prior to purchase, development or investment.

If a further action is required, Terrafirma have developed a unique and extensive suite of next steps, including desk studies and site walkovers alongside recommendations and referrals for Site Investigations and RICS Building Surveys, tailored specifically to the on-Site risk and the client’s needs. A further action, if required, often makes up the most integral part of the search process, providing solutions through the mitigation and/or remediation of the identified risk(s).

Overview

The Terrafirma CON29M Report provides expert interpreted answers to all 14 questions using Coal Authority licensed data and meets all the requirements as stipulated by the new Law Society CON29M (2018) guidance. It translates the risk of coal mining activity into a clear, ‘at a glance’ expert opinion, concluding the following previously unanswered questions:

  • Are there any adverse mining features that should be brought to the lenders attention?
  • Will coal mining activity impact the value of the property?
  • Are there mining hazards that should be brought to the purchasers attention?

Terrafirma CON29M will automatically include a mine entry interpretive report (MEIR) if a mine entry is identified within 20m. This significantly increases the pass rate, and speeds up the transaction process for affected properties. The expert opinion eliminates the requirement for a solicitor to report on a liability they may not have detailed knowledge of and reduce the amount of time the solicitor spends reporting back to the client, with Terrafirma the main point of contact for any further queries.
