OneSearch Express Auction is a no-search insurance policy with the addition of a property data report containing Local Enquiries information, captured by our experienced and highly efficient in-house data team.

In association with with leading Legal Indemnity Insurance Broker Northcott Beaton, this unique policy is also backed by Stewart Title, the UK's largest insurance company. It is the first of its kind in the industry, and goes above and beyond standard indemnity policies to incorporate extra due diligence. Whilst insuring the type of information that can often cause unacceptable delays to obtain, we are still able to provide upfront data about your client’s property, including potential risk indication, allowing further enquiries to be made if red flags are revealed.

Returned within 5 working days in the majority of cases, the policy covers the following responses up to £1 Million:

• A search of the Local Land Charges Register on form LLC1
• A search of CON29R and/or CON29O records
• A search of water and drainage records on CON29DW
• A Cheshire Salt search or other mining/minerals report suitable to the area where the Property is located
• A local highway search
• A full Chancel Repair Liability search

Express Auction provides the solicitor, the lender, and most importantly the client with a fast, affordable report that is widely accepted by lenders and provides information to update all parties on any changes since the original purchase.
