Please be advised that the estimated turnaround time is subject to change. As with all search companies, we are currently experiencing a fluctuation in response times; however, we are working closely with Local Authorities to ensure the quickest turnaround and thank you for your patience.
The following local authority areas currently have an extended turnaround time for the Regulated Local Authority Search (please note: T/A is for Prime Regulated Local Search estimated turnaround time in business working days, and are not Official Search turnaround times):

Because of this, we won’t be able to process and validate any new building control applications for a short period between: 5pm Wednesday 1st July 2026 until 9am Tuesday 21st July 2026 when the new system goes live. To avoid delays, please submit any applications as soon as possible. During this down time decisions cannot be processed on any valid applications until after 21st July 2026. The Registered Building Inspectors (RBIs) will contact you if an extension is needed. All other tasks during this time will be extremely limited, including our ability to issue Completion Certificates. | Bracknell Forest Borough Council | 40 | Update 29th April 2026 from Bracknell Forest Unfortunately, we are still unable to process land charges due to an ongoing issue with data mapping in our new ICT system (Arcus Global). We were hopeful last week that a solution was imminent, but further testing has shown that inaccurate results are still being returned. The level of inaccuracy is still too high for us to resume the service, and work continues to fix the issue alongside our system supplier, Arcus Global. While we aim to get the service reinstated as soon as possible, we do not currently have a specific date on when it may resume. We must be satisfied that the system is fully tested and that results are accurate before reinstating the service. We understand the issue is causing concern and is delaying property sales and purchases. We advise people to speak to their mortgage lenders to see if transactions can progress without a search. Alternatively, solicitors and conveyancers may be able to advise on options available on specific sales and purchases. We apologise for the situation and want to assure people that we are taking all steps possible to get the service up and running again as quickly as we can. This includes working with Arcus and bringing in external data experts. We have looked at if we can reinstate the previous system but unfortunately this is not possible. Therefore, our focus must be on fixing the current data issue within the Arcus system, which is complex. However, we can't currently process the requests. We understand the impact this may have on those buying or selling property and sincerely apologise for the inconvenience this causes. | London Borough of Hackney | 180 | Since the cyberattack at London Borough of Hackney Council in October 2020, the Local Authority have been unable to access or provide information in the Local Land Charges register and CON29/0. The Local Authority have advised that they have been able to retrieve some information on the Local land Charges register and CON29/0 and will be able to provide a partial search report. This report will provide elements of the LLC1 and CON29/0 but will not cover a full search. The Local Authority have also advised that they will no longer provide a personal search service for the foreseeable as they currently have no public register available. Regrettably, this means that OneSearch Direct will be unable to provide a regulated search service in in the London Borough of Hackney Council for the following products. OneSearch Prime OneSearch Duo For clients with an outstanding order for either of these products, we can provide the following options: 1. Cancel your order, free of charge. 2. Change your OneSearch Prime or Duo to our OneSearch Express product, which is a comprehensive No Search insurance policy of £1.5 Million for residential and £2 million for commercial, combined with real-time Local Search Enquiries (CON29R Data). | North Yorkshire Council (Hambleton District Council) | 25 | Onesearch have been advised of the following As part of the continuing process of amalgamating the Planning and Building Control Service of the seven legacy District Councils we will be unable to process any Local Authority Land Charges Searches for properties in the former Hambleton and Selby legacy areas from 6th July to 4th August. We will be unable to accept any new searches from 6th July until 4th August for these areas. Any searches accepted before 6th July will be processed as normal and retuned as soon as the search is complete. On 4th August we will begin the process of accepting searches but please be aware due to the high number of searches awaiting acceptance our turnaround for all searches, not just in the Hambleton and Selby area but the other areas in North Yorkshire Council, will increase with an estimate turnaround time of 25 workings days for processing searches. We will endeavour to process searches as quick as possible and will not be able to prioritise any searches but will process searches in date received order. | South Oxfordshire District Council | 70 | OneSearch has been advised that, due to recent software changes and data migration, Vale of White Horse is currently experiencing technical issues. Unfortunately, this is impacting our ability to collate data for regulated personal searches. At present, the council has indicated that these issues may take until 1 June to be fully resolved.
